Marks & Spencer
The acquisition of 160,000 sq ft for Marks & Spencer at European Land’s “Carmine” development at Merchant Square, Paddington W2. This is the largest tenant relocation to be undertaken in the West End office market in 2008.
CDC
Relocation of CDC Plc from 4,500 sq ft in London's St James’s to a permanent HQ totalling 18,000 sq ft at Cardinal Place in London’s Victoria sub-market, securing the accommodation in significant competition and halving their potential rental obligation in terms of price per sq ft.
Godfrey Davies CFO of CDC Plc commented: "I found the approach of our agent to be outstanding both in his attempts to mitigate our ongoing liability in St James's but also in planning, costing and minimising our future long term property costs at our beautiful new headquarters in Victoria's finest building."
Electronic Arts Mobile
EA Mobile UK were sitting on each others' laps at their previous building and needed their current obligation to be mitigated and a new, cost-effective, carefully located and physically efficient office building to launch their ever increasingly popular mobile gaming products. The market, in mid 2008, was experiencing the lowest vacancy rate since the last property boom in the late 1980's and good quality office stock was available at a premium. The answer was an iconic tower building that provided them with the public image associated with such a large organisation, an efficient office floorplate on appealing terms both in terms of lease flexibility and rental commitment.
